Throughout this past 2010 Spring/Summer market, I noticed that several of my sales customers were having difficulty getting a smoke detector/carbon monoxide Certificate of Compliance by the local Weston and Wellesley Town Fire departments. This compliance is necessary for any MA residential property sale to close, and I noticed that the inspections were getting more stringent, and houses were not passing as easily as they had in the past.
Here's why: As of April 5, 2010, new regulations relating to the required detectors, as well as their technology, installation and maintenance were issued in order to further protect families from the dangers of home fires/smoke inhalation and carbon monoxide poisoning. As technology has become more advanced, the laws have become stricter. Here is a link to the Massachusetts Smoke and Carbon Monoxide Detector Laws.
